Since the change in legislation in 2007 with the introduction of the Tenancy Deposit Scheme, and the continual rise in rental properties it has never been more important to use a professional independent inventory company.
Inventories – You will receive an inventory providing a written record of the condition and contents of a property. Our reports are, abbreviation-free and supported by photographs.
Check ins – We meet the tenant at the property and go through the inventory. The tenant will be given the opportunity to include any additional comments as well as agree on the utility meter readings and the keys provided, all of which will be recorded in the check-in report. This is then signed by the tenant and by us and a copy sent to all parties.
Check outs – At the end of the tenancy a final inspection will be carried out using the inventory. Further pictures will be taken and the condition of the property will be noted and cross-checked with that of the original report. Fair wear and tear will be considered but evidence of neglect, damage or misuse will be recorded.
Interim inspections – During the course of the tenancy it is advisable to inspect the property. This will confirm the property is being looked after and is in keeping with fair wear and tear.
